Why Title Fraud Is Increasing

  • Digitization of property records has made them more accessible to criminals
  • Rising property values create more lucrative targets for fraudsters
  • Sophisticated identity theft techniques make impersonation easier
  • 54% of real estate professionals encountered seller impersonation attempts in 2023
  • 51.8% of real estate transactions showed indicators of wire or title fraud risk in Q4 2023
  • Vacant properties and elderly homeowners are particularly vulnerable targets

The FBI Has Issued Warnings

The FBI's Boston Division recently warned of a "steady increase" in quitclaim deed fraud across New England, with thousands of victims losing millions of dollars.

"Folks across the region are having the roof pulled out from under them," the FBI Boston chief noted, describing the "significant financial and emotional toll" on victims.

Most Vulnerable Properties:

  • Vacant land and second homes
  • Properties owned by elderly individuals
  • Homes with substantial equity
  • Properties owned by LLCs or trusts
  • Rental and investment properties

The Devastating Impact of Title Fraud

Emotional Toll

  • Loss of home and security
  • Shock, anger, and embarrassment
  • Stress of legal uncertainty
  • Family conflict and breakdown
  • Ongoing fear of recurrence

Financial Consequences

  • Loss of property equity or entire home
  • Legal fees to quiet title ($10,000+)
  • Months or years of legal battles
  • Damaged credit from fraudulent loans
  • Inability to sell or refinance during dispute

Don't Wait Until It's Too Late

Unlike credit card fraud that banks quickly resolve, home title theft can jeopardize your literal home and life savings. The emotional and financial toll can last for years.

05
